The neighborhood features beautiful Spanish Colonial homes in the styles of Old San Juan, greystones that line the park, brick bungalows, two-flats, and contemporary condos.

Chicago’s Humboldt Park neighborhood combines the best of the Windy City’s heritage with modern real estate for sale on the northwest side. Known for its tree-lined boulevards, Humboldt Park offers some of the Second City’s finest real estate with the most compelling details in Chicago.

As the years passed, architecture in Humboldt Park neighborhood changed, giving it an eclectic residential stew with a diverse selection of housing styles. The area began with a cluster of gorgeous graystones. Then in the early 1900s, the focus was on two-flat houses, which was followed by brick bungalows, one- and two-story frame dwellings, and finally, small apartment buildings.

The Humboldt Park neighborhood is so green and residential, sometimes it feels like you aren’t even in Chicago anymore (yet, the bustle of downtown is straight down Division Street, just minutes away). The completely comfortable vibe comes from perks like mature leafy trees, real backyards—the kind you have to mow—and lovely streets perfect for an evening stroll. The Humboldt Park neighborhood is packed with families, plus a few artists and the occasional young professional, drawn in by the real estate steals Humboldt Park has to offer.

This west side neighborhood was voted one of the hottest spots in the country for home buyers, taking into account the following metrics: median sale price, price per square foot, the number of homes sold, how quickly those homes sold and the percentage of homes that sold above list price.

Q: There are so many neighborhoods to choose from, how do I know which neighborhood is best for me?
A: I suggest to clients that they make a list of what they want their day to day life to look like. That list might include things like: easy access to public transportation; ½ mile from the the lake; tree-lined streets with mostly single family homes; close to bars and restaurants; top level public elementary school; trendy, up and coming… start big, winnow down and prioritize. I also suggest that clients look at a few places in several neighborhoods to get an understanding of what each neighborhood offers. It’s all about options, choices and priorities.

Q: Should I work with a real estate agent?
A: Yes, there are several benefits to working with a real estate agent, especially an experienced top drawer agent. Not only will she be able to give you an accurate value assessment for the property you fall in love with, you’ll likely get a better deal if she is a bear in negotiations. And your agent will advocate for your best interests throughout the transaction. You may also get access to properties not yet actively listed – which is especially important in a hot real estate market such as Chicago! Additionally, when working with an agent, you don’t just get access to her expertise – you get access to her entire network of advisors, lenders, contractors, and more.
